摘要: This paper development a method for residential value evaluation using value engineering and AHP. First, function index system and cost index system are set up, and in accordance with different carrier objects of functions. And then AHP method is used to determine index weight. Each index score rule is given, and basic principles of AHP method arc used to do comprehensive assessment for residential value. And then AHP method is used to determine index weight. Finally the application of the model is explained with an engineering example. This examples shows that the method of value engineering combined with AHP analysis model to determine the residential value is a simple, practical and effective decision-making method, which has a positive significance for consumers, real estate developers and relevant government departments.

摘要: This study attempts to examine the factors correlated with house price, and then estimate the future house price by applying the pricing model which incorporated those factors. If information on the prices of houses that correspond to the multi-dimensional attributes of the house can be obtained, it should be possible to derive the implicit market price. A hedonic house price model derived from multiple regression analysis is developed for the purpose. An equation for value as a function of location, amenities and capitalization rate is derived. This article applies GIS and hedonic modeling techniques to estimate the value of properties in China.
