It gives you the chance to make friends from outside your department and automatically identifies you with a social group. GSAS Residence Halls GSAS operates four residence halls with enough housing for approximately 400 students per year¡ªall singles. The residence halls are located in the North Yard area, near the corner of Oxford and Everett Streets, adjacent to the Law School, just minutes away from the Science Center. Perkins and Conant Halls were constructed in the late 1890s, with some rooms including (non-functional) fireplaces. Child and Richards Halls are more modern and were designed in 1950 by the noted architect Walter Gropius of the Bauhaus school of architecture, famous for its minimalist (i.e., crummy) design. Many graduates feel that living in the residence halls provides by the far the best opportunity for meeting other students, especially from outside of their departments. Even students who thought their days of dorm living were long over have found their stays in Residence Halls to be among their best Harvard experiences. Applications and information are available in early March. Rooms begin to be assigned by lottery and initial assignments are mailed in June. As additional rooms become available, they are given to students on the waiting list until all rooms are filled. Incoming students are given priority over continuing students and those who enroll in the meal plan over those who decline it. Students with special medical or physical needs must include with their application a physician's letter explaining their condition or disability. Will you get a room as a continuing student? Your chances depend on your lottery number and the number of room assignment cancellations during the summer. If you do not get a room in the initial lottery and your waiting list number is within the first 50, you are likely to be offered a room sometime during the summer. If your lottery number is larger than 50, it is extremely unlikely that you will get a room before classes begin in September. If you are going to stay on the waiting list, have a backup plan in case you do not get a room. In case of a vacancy during the year, which occasionally happens, the free room is assigned according to the waiting list. Generally, at least one of the GSAS residence halls is open for housing during the summer. Priority for rooms is given to current residents of any of the residence halls who want to stay for the entire summer. Others are assigned rooms on an availability basis. Keep in mind is that summer housing contracts end in mid-August. Unless you have been assigned a room for the fall, there are no extensions. So if you are taking over a lease that begins on September 1, you will need someplace else to stay for a couple of weeks. All students living in the Residence Halls are also required to purchase the Dudley House Meal Plan. ^top of page Other Halls and Facilities Administered by Radcliffe, the Cronkhite Graduate Center (617-495-8781), at the corner of Ash and Brattle Streets, houses 141 men and women from several Harvard graduate schools. Both single rooms and suites are available, with a mandatory 10 meal-per-week board contract for all residents. Radcliffe also offers several apartments for graduate women and their families at 83 Brattle Street (617-495-8187), with year-long (Sep-Aug) leases required. Contact the Assistant Director of Facilities and Administrative Services (617-495-8187) for more information. GSAS students are eligible to live in the Law School Dormitories (617-495-5521), and occasionally, rooms are available for non-Div students in the Divinity School Dormitories (617-496-6569). Generally decisions are not made until late in the summer or in September. GSAS students working in the Longwood Medical Area may be interested in housing in Vanderbilt Hall (617-432-1630) at the corner of Louis Pasteur Avenue and Longwood Avenue, across the street from the Med School quad. Off-Campus Housing On this Page: Overview Harvard-Affiliated Housing Cambridge Somerville Watertown Greater Boston -------------------------------------------------------------------------------- Overview The local rental market has been especially difficult in recent years and seems to be worsening. You will need to put a great deal of energy into your housing search, be aggressive about your search, and be prepared to act quickly. Good apartment deals can be posted and taken before you get up in the morning. Where to move will depend on several factors including price, distance to Harvard Square, and accessibility of public transportation. Below are descriptions of several areas where GSAS students tend to live. It is an advantage to search for housing on location during the summer months, when the market turns in favor of renters. Many people sign year-long leases in September but move away in June, leaving you the chance to find sublets with an option to extend the lease. Craigslist is starting point for either finding a place to sublet (or, if necessary later on, posting an available sublet). This gives you a chance to live in the apartment and deal with the landlord and the commute without any obligation to stay more than a few months. If you like the place and build a good relationship with the landlord, you can try to stay for the coming year. You might also consider starting a lease in June, so you won't have to sublet. ^top of page Harvard-Affiliated Housing Harvard Real Estate Services (HRES) offers the opportunity for members of the Harvard community to live in Off-Campus properties at prices that are often lower than surrounding properties. Utilities are often included (although this varies by property), and Harvard is said to be a good landlord. While most of these offerings are found in the immediate vicinity of Harvard Square, the apartments at Trilogy in the Fenway are available at more reasonable prices for students who need access to the Longwood Medical Area. A lottery system is used to prioritize housing selections so HRES applications are typically due around the beginning of May for the following academic year. A roommate location service is available. ^top of page Cambridge Many GSAS students live here, though generally it's more expensive than its neighbors further from Harvard Square. Cambridge is divided into several real estate enclaves: Harvard Square, Inman Square, Central Square, Porter Square, Cambridgeport, and North Cambridge. The Harvard Square area covers roughly Massachusetts Avenue ("Mass. Ave" from Sacramento to Hancock Streets, and from the Charles River to the Cambridge-Somerville line. The Inman Sq. area extends northeastward from Central Sq. along Prospect Street, and due north along Mass. Ave to the borders of MIT and Kendall Square. The Cambridgeport area is located along the Charles River from Western Ave. to Mass. Ave./MIT. The North Cambridge area runs northeastward from Porter Sq. along Mass. Ave. ^top of page Somerville The second largest concentration of GSAS students is found in Somerville. Rents there are significantly lower than in Cambridge. Students tend to reside in three general areas: along the Cambridge-Somerville line (Beacon St.); in the vicinity of Porter Square; and around Davis Square. The Cambridge-Somerville line area is generally within walking distance (10-20 minutes by foot) to Harvard Sq. Porter Sq. is one stop away from Harvard Square on the Red Line of the T in addition to being a well-bused area within walking distance from Harvard Sq. It is therefore the most convenient area of Somerville in terms of public transportation. Davis Sq. is farther away, but still accessible via the Red Line and busses. ^top of page Watertown Watertown borders Cambridge to the West. Rents in Watertown are also significantly lower, and it is easily accessible via #71 bus. ^top of page Greater Boston Boston itself lies just across the Charles River from Cambridge and is easily accessible via bus, T, on foot, or by bicycle. Rents in the immediate areas of Boston, such as Back Bay, South End, Beacon Hill and the Fenway, are often higher than in Cambridge, but good deals can be found in Allston-Brighton. GSAS Students in the Division of Medical Science (DMS) often choose to live in the Longwood Medical Area (along Huntington Ave.) or in nearby Brookline Village, Jamaica Plain (JP), Coolidge Corner, or the Fenway. Coolidge Corner and JP tend to have lower rents. The Roxbury and Mission Hill areas offer lower rents as well, but they are still considered by a few to be unsafe compared to the alternatives suggested above. Leases and Landlords A lease is a legal document, so be sure you comprehend the ramifications of signing it before you do so. While there are certain legal protections for renters, an ounce of prevention is worth a pound of cure. Make sure you fully understand all the terms of the lease, especially parts about giving notice if not renewing it. And make sure you do give notice in writing by the first of the month or other required date. By the same token, your landlord has responsibilities. You can expect him, for example, to repair matter-of-course damages to your apartment. If you feel that your landlord is not respecting your agreement, follow up on it. Knowing your rights and your landlord's legal obligations can protect you. The GSAS Office of Housing Services and Harvard Housing Office have copies of The Tenant's Rights Handbook. The legal intricacies surrounding leases detailed in Massachusetts General Laws Section 186. If you think you may stay somewhere for a few years, keep an eye out for leases with fixed rate increases, which can guarantee you a rent increase less than the rate of inflation. In addition to fixed-term leases (normally one year), there are Tenant At Will (TAW) arrangements, essentially one-month or month-to-month leases. They can be terminated with 30 days' notice by either the landlord or the renter. Therefore, rents are only guaranteed for the same 30 days. Most landlords charge a security deposit equivalent to one month's rent, payable at the time you sign your lease or move in. Of course, you must also pay the rent for that first month. And most landlords also the rent for your last month of stay, whenever that may be, to ensure that you don't take off without paying them. An often-overlooked law requires the landlord to furnish you with a receipt that shows the bank and account in which your security deposit is invested. The security deposit serves as the landlord's protection in the event that you cause damage to the unit. If you do not cause such damage, ensure that your security deposit is returned to you when you move out. The security deposit is your money, not your landlord's. ^top of page Other Expenses: Utilities and Insurance Pay attention to whether or not your rent includes any or all utilities. Water and sewerage are generally included in the rent but other utilities vary widely, depending upon your particular arrangement. In New England, the most expensive utility is usually heat -- be it gas, electric, or oil -- which can be over $100 per month. An apartment with heat included can be a much better deal in the winter than it seems. Hence it's worth estimating an apartment's heat cost from average utility bills and the quality of the apartment's insulation. Gas and electric companies will often do a free energy audit, so, if you find a drafty window or high utility bills after you move in, this might be worth a try. One of the most important things you can do for piece of mind and protection is to get renter's insurance. In the (hopefully unlikely) event of fire or theft, your personal property will be protected. You can get coverage for all your personal items, whether you live in an apartment or dorm. Depending on your level of coverage, premiums can be well under $100 per year, a small amount of money for the assurance it offers. Applications for insurance are available at GSAS Housing Services. The Harvard Police Department can also help engrave your valuable property with a mark and keep a record of serial numbers. This identification helps to discourage burglaries and greatly improves the chance of recovering stolen property. Call 617-495-1795 for more information. ^top of page Housing Hints Apartments go fast, especially in the spring, so once you know what you want, be prepared to act fast (within hours). There are many landholding landlords who rent lots of student apartments. Learn about these real estate moguls and avoid them or seek them out appropriately. Ask the current occupants about an apartment: is the landlord decent, how much do utilities really cost, has there been a bug or rodent problem, etc. Ask about bugs: has the place been exterminated? Consider asking to see the exterminator's bill or contract. Ask your landlords about who owns responsibility of snow removal and weeding from your steps, sidewalk, or lawn, as the case may be. Don't rule out closer but slightly more expensive housing if you can afford it. Being able to nip home for lunch is a great way to reduce stress and save money. Also, a short walk at night is much safer. Find students who are graduating and negotiate taking over their lease. Landlords love it because it saves them advertising and broker fees. As always, consider the accessibility of supermarkets and laundry facilities. (Envision yourself wading through snow...) Some places throw in a parking space, which is of great value (maybe even if you don't have a car! Parking = $$). Prepaid Dining On this Page: Dudley House Meal Plan Dudley Cafe -------------------------------------------------------------------------------- Dudley House Meal Plan Many students are on the Dudley House Meal Plan. They enjoy five meals (lunch or dinner) a week throughout the school year. Lunches, served from 11:30am-2pm, offer one from each category: entree/hot meal, sandwich, salad, soup, chips, dessert, and a fountain drink. Dinners, served from 5pm-8pm, are all you-can-eat. A selection of several meat and vegetarian entrees and side dishes is offered. There is a full salad bar spread including soup and pasta. The food might not always be five star, but it's varied, balanced, and nutritious. Even better, dining at Dudley gives you the chance to meet people and have relaxed conversations over a meal. Taking into account price, quality and amount of food -- not to mention ambiance -- it's the best deal in the Square. Students living in Residence Halls are required to enroll in the meal plan, but it is offered to all GSAS students. To sign up for the meal plan, go to the Harvard Dining Services office, 65-67 Winthrop St. Even if you are not on the meal plan, you may still eat dinner at Dudley House whenever you want. Just pay in cash ($10+ per meal) or charge your meals to your term bill. ^top of page Dudley Cafe The Dudley Cafe is the cash operation that serves lunch daily from 11:30am to 2:30pm, including made-to-order sandwiches, grill selections, three prepared entrees, and a soup and salad bar. Parking On this Page: On-Campus Parking Off-Campus Parking Parking Limitations -------------------------------------------------------------------------------- If you have a car, you've probably already discovered how difficult it can be to park in Harvard Square. Harvard University parking lots are quite strict, and Cambridge and Somerville streets are covered with signs limiting parking to "permit only." Furthermore, City of Cambridge meter police are quite vigilant; vehicles without stickers are likely to be ticketed minutes after parking, especially in the Harvard Square area. On-Campus Parking 495-4785 Here is the Parking Office regulation: All persons parking on Harvard property must purchase a parking permit regardless of work shift or parking location. Parking regulations are in force at all times, including nights, Sundays and holidays. Parking is permitted only in areas designated for that use. Parking in roadways, loading zones, fire lanes, on the grass, or at building exits is prohibited whether or not it is so posted. Parking privileges are not transferable and will be revoked in the event of any application, permit, or vehicle misrepresentation. All vehicles not displaying a valid Harvard University Parking Permit will be subject to ticketing and/or towing without notice at the owner's risk and expense. If you only drive to campus on nights and weekends, consider getting a night permit. Night permits cost $125 for the year and allow you to park worry-free in most Harvard lots after 5pm, on weekends and during university holidays. Some parking spaces are reserved 24 hours a day, 365 days a year, and you can be towed from them even if you have a parking permit. Parking guards are especially vigilant during the first few weeks of the each semester, so don't delay in getting your parking pass. In early September there are two lotteries for daytime parking spots. Resident parking permits provide non-assigned, 24-hour parking at designated locations for $90 per month. Commuter parking is about $375 from September through June 15 but only allows parking between 7am and midnight. More information about parking lotteries is available at registration. ^top of page Off-Campus Parking So what do those "parking by permit only" signs on the streets in residential areas mean exactly? Simply that you must have a resident parking permit to park your car there. If you don't have a driveway, you have to register your car under your local address with your city of residence in order to receive a parking sticker. If you live in Cambridge, you will receive a Cambridge resident sticker valid in Cambridge and nowhere else. You must carry insurance to qualify for a local parking permit and to avoid the tickets you would receive for parking without such a sticker. Since changing your vehicle registration means your car will be subject to the state excise taxes and local insurance rates, you may see a significant increase in cost of insurance. Parking stickers: Once your car is registered at your local address, take your car registration, a current utility bill (as proof of residency), and a few dollars ($8 in Cambridge) to yourlocal parking office. The Cambridge Department of Traffic and Parking (349-4700) is at 238 Broadway. The Somerville office (625-6600) is at 133 Holland Street. Boston residents may obtain a sticker at the Parking Clerk in Room 224 of Boston City Hall, Government Center (635-4682). With a city parking sticker, you have considerable latitude in parking throughout that city. ^top of page Parking Limitations Street cleaning. From April to November in most cities, and year-round in a few, there is a weekly or monthly street cleaning. On a designated day parking is banned on one or both sides of the street. The day is usually posted on signs on the street and there will often be loudspeaker announcements the morning of the cleaning. The city will tow your car if it is in the way when the truck comes by. Snow emergencies. In the event of significant snowfall, a snow emergency may be declared, whereby parking is restricted to ensure that streets are passable for plows and emergency vehicles. On some streets no parking is allowed at all. On most it is limited to one side of the street. Check with your local administration to see what the regulations are. Often parking is disallowed on either the even- or odd-numbered side of the street. Again, if your car is where it shouldn't be, expect it to be towed and incur hefty fines. Time limits. In order to prevent people from "storing" their cars on the street, many areas limit the time a car can be left in one the same spot. Technically, therefore, you are expected to move your car every few days even if you are not using it. In reality, this is rarely enforced, except after snowstorms. If your car is still buried by snow three days after a snowstorm, it is easy to tell that it has not been moved. Take the time to clean the snow off your car just after a snowstorm even if you're not planning to go anywhere. |
